John Vickers began his career
in the Florida mortgage industry in 1978. Over
the course of 28 years in the Florida mortgage
arena John has closed thousands of mortgage loans
for millions of dollars. John has developed an
extensive network of loyal customers. A vast number
of his clients have referred family members and
co-workers because of his diligence to maintain
an unprecedented level of high quality service
and dedicated accuracy to the good faith estimates
he provides.
John has done mortgages for
two generations of some of his previous customers.
Many of these customers hold Mr. Vickers’
professionalism in such high regard that they
refuse to deal elsewhere and encourage their co-workers
and family members to make a single call when
searching for a residential mortgage. John has
earned his impeccable reputation one loan at a
time by giving his customers the deal they were
promised at application and diligently reviewing
each settlement statement with the borrower prior
to closing. He has always maintained a “no
surprises” policy to his closings. Dozens
of closing agents have taken the time after closing
to call and relate how “easy” our
closings went and recount stories of how pleased
the customers were with the service they received.
Rates are monitored daily so our customers receive
the lowest rates available on any given day. We
only offer best effort deliveries allowing negotiation
on rates even after our clients are locked. Consequently,
our locks protect from increases while still allowing
possible rate float downs for our borrowers should
market conditions improve.

Mortgage
Architects is fully automated utilizing the most current
mortgage software available. Our processors and closers
are approved to validate findings on both LP and DO
submissions. In many cases this allows us to issue approvals
the same day complete applications are received. Closing
packages are emailed to the closing agents. We like
to have the packages there at least 3 days before closing
whenever possible. It is our policy to reconcile the
good faith estimate to the settlement statement with
the borrower for accuracy. This helps us solidify our
position with the client while providing ample opportunity
to address and/or correct any discrepancies. It also
results is smoother closings.
John developed the “Florida
Heroes” program to acknowledge the efforts of
law enforcement personnel and firefighters in their
daily role of protecting and serving every community.
This program has been a great success in reducing costs
on residential mortgage loans for these heroes. We have
now expanded the program into Tennessee and are looking
at opening in other states. The program name has changed
to “State Heroes” as we continue our expansion.
